Rapid construction progress of Town Square guarantees hand-over of more than 2,000 homes in 2017

Dubai - MENA Herald: Town Square, the 750-acre (31 million sq ft) trendy development that ushered in the concept of high quality residential projects at ‘live at your price’ value, will hand over first homes to customers in 2017, marking the on-schedule progress of the townhouses and apartments that were launched to strong investor response.

As the pioneer in developing affordable homes in trendy neighbourhoods with all modern lifestyle amenities, Town Square by Nshama will define a new lifestyle choice for Dubai residents when it emerges as a thriving neighbourhood next year.

With more than 5,000 workers on site, the infrastructure and related works are progressing rapidly. Construction contracts worth over AED 3 billion have been awarded to different entities for eight residential projects and for infrastructure work. About 5,000 residences, as part of different neighbourhoods, are currently being built, and about 2,000 will be handed over by the end of 2017.

The Central Square, which is the size of 16 football fields, is also coming to life. It will feature the Vida Townsquare Dubai hotel and a Reel Cinemas cineplex in addition to a 2.5 million sq ft retail precinct featuring over 600 stores and F&B outlets, among others.

The key contractors chosen by Nshama include Shapoorji Pallonji, Kier Dubai, Al Naboodah Contracting, Beaver Gulf Group and Binladin Contracting Group. Work on the Zahra Townhouses and Apartments, Zahra Breeze Apartments, Hayat Townhouses, Safi Apartments, Warda and Jenna Apartments and various infrastructure projects.

Progress report: Residential Projects On Schedule
Town Square has launched several residential choices to date – including apartments and townhouses – all which have gained overwhelming investor response. Most recently, Town Square launched Noor Townhouses, featuring only three- and four-bedroom homes, in three trendy neighbourhoods with its own community club.

As of November, the progress report of Town Square includes the execution of nearly one-third of all work for the 730 Hayat Townhomes. The foundation has been completed and superstructure is in progress. The deep and shallow services have also been executed.

Similar progress has been achieved on Zahra Apartments, 546 in all. While superstructure work is progressing on Level 6 of the tower, blockwork is moving ahead on the first three levels. MEP works on the ground floor and podium is also being undertaken.

The construction of the Zahra Townhouses, only 320 in number, has made remarkable progress with a completion of nearly 65 per cent. In addition to completing the foundation and super-structure as well as deep & shallow services, internal and external finishes are now progressing, while roadworks too have commenced.

Nearly one-fifth of the work on Safi Apartments, which feature 579 homes, has been completed with superstructure progressing on Level 3, and blockwork being undertaken on the first three levels. MEP work is also being executed on the ground and podium levels.

The piling work for the 658 homes under Jenna and Warda are nearly complete, while excavation work on the first two zones for the 618 Zahra Breeze Apartments is also progressing as per schedule.

Infrastructure Progress
Town Square has achieved massive progress on its all-round infrastructure, achieving set milestones as per schedule. The infrastructure completed to date includes a massive 2.5 million cubic metres earthworks, 75 per cent of the sewer and storm water networks and 50 per cent of the potable water, irrigation, firefighting and telecom networks.

The initial road works package has been awarded to Binladin Contracting, who is also responsible for the construction of wet utilities. Kier, a leading UK based contractor, has begun construction of the integrated pump station serving the entire development, which is proposed to have a net TSE underground storage of 16,000 cubic metre and combined pumping capacity of 411 litre per second, built on a land area of 8,000 square metre.

The pumping station combines irrigation, firefighting and a DCP make-up water pumping stations, which can serve the complete irrigation demand of the 360-hectare development. About one-fifth of the work on the pumping station and main utility stations has already been undertaken.

Emaar District Cooling (EDC), as the service provider, is building the district cooling system for Town Square. The chilled water network construction is ongoing and 4.0 km length of the network has been completed out of 6.2 kms planned for the first phase. The construction of the first District Cooling Plant has also commenced with over half the work on the chilled water network completed. When complete, the district cooling system will have two 35,000 TR (Tons of Refrigeration) DCPs and 9.3 km of chilled water network.

Other milestones achieved include 100 per cent grading works, while deep and shallow services are being installed. The road network across the development is progressing at an accelerated pace.

Town Square has achieved 1.30 million safe man-hours for the ongoing infrastructure packages under the construction supervision of Parsons Overseas Limited. With a total of 8 million man-hours achieved with no loss time injuries, the average number of skilled workers on site is 5,297 – marking Town Square as one of the large-scale developments in the city.
